Dubai’s new Flexi Rent scheme could narrow the gap between short-term rentals and traditional annual tenancy contracts by allowing tenants to pay rent monthly, quarterly or annually.
Launched by the Dubai Land Department, the initiative aims to reduce the burden of large upfront rental payments, which has pushed some residents towards more expensive short-term rental contracts simply because they offer monthly payments.
Under the scheme, tenants can enjoy monthly payment flexibility while living under a registered Ejari tenancy, with protection through the Smart Rental Index and access to Rera recourse.
Real estate experts believe the scheme could encourage more residents, especially mid-income professionals and young families, to move from short-term rentals to annual contracts without having to arrange large upfront cheques.
Dubai’s rental market has also shown signs of softening, with rental transactions and average prices declining in the second quarter of 2026.
Short-term rentals are expected to remain popular among tourists, corporate visitors and people needing temporary accommodation, while Flexi Rent could give long-term residents a more affordable and flexible option.
